The attic had inadequate ventilation, with only a single exhaust vent near the roof peak and no intake vents along the soffits. This lack of balanced airflow allowed excessive moisture to accumulate in the attic, creating conditions that supported microbial growth. The inspection also found signs that the roof had been leaking, which further contributed to the moisture issues.
Together, the aging roof, poor ventilation, moisture intrusion, and microbial growth were impacting the home's energy efficiency, indoor air quality, and overall performance.
Solution
Based on the findings from Sean Copas's inspection, the homeowners decided that replacing the roof and correcting the attic ventilation issues should be the priority. They selected a metal roofing system that complemented the appearance of their barn and shop while providing a long-lasting solution for their home.
The project began with the replacement of the damaged roof decking where needed. A properly balanced ventilation system was then installed to improve attic airflow and help manage moisture buildup. Because the roof had a low slope, a full ice and water shield underlayment was installed across the entire roof deck to provide an additional layer of weather protection before the new metal roof was installed.
By addressing the roof structure, ventilation, and moisture management at the same time, the homeowners received a complete roofing system designed to improve durability, energy performance, and long-term protection.
