How Fast Should Homeowners Act On A Leaky Roof?

Living in the Pacific Northwest we are no strangers to the harsh rain we get all year around but we don't think about how this wind and rain affects our homes.

 

Though one small leak may not seem urgent, a bigger underlying problem could be sneaking up on you.

 

What Is The Worst That Could Happen?

Well just like the weather, an old roof is unpredictable.

 

A roof leak is a weak point in your roof and could lead to structural problems. It's hard to believe that one little crack could lead to a total structural collapse but when water gets into your attic it  over time causes rotting wood on the important beams and trusses.

 

Water in the attic could also lead to rotting insulation, high home energy bills and toxic mold growth. Some attics also have wiring that could cause electrical fires or a whole new set of electrical problems.

 

These are all worst case scenarios but it shows leaving a “small issue” could waterfall into more than a roof replacement.

 

Do I Need To Replace My Roof?

These worst case scenarios sound really scary (and expensive) . How do I fix it before it's too late?

 

It's standard that roofs over 25 years old get inspected to ensure there are no missing shingles, moss growth or sagging roof decks. Asphalt roofs last around 25-30 years and the older your roof is the harder it will be to do a small repair. 

 

Signs you need a full replacement:

  • Over 25% of your roof needs repaired

  • Your roof is leaking in multiple different places 

  • The shingles are curling or cracking

  • Moss or algae growth

Though moss could just seem like a cosmetic problem to homeowners, moss traps moisture under shingles and may cause leaks, damage the asphalt shingles or cause wood rot. Getting moss treated early helps to fix any underlying problems so your roof will last longer.  

 

 

 

 My New Roof Is Leaking, What Now?

 

Take a look at the warranty, new roofs may have multiple warranties one for the materials and one for the workmanship (installation). It is important when you are looking for a roofing company to read into the warranties offered. 

 

Try to contain the water but do not try to fix it!

 

If water is pooling in the ceiling, poke a small hole and place buckets under the leak but do not try DIY fix it as it could make the problem worse and even void the warranty. Document everything with photos or videos and keep all documents that you got when you purchased your roof.
